What actually is self-storage?
According to the German Self-Storage Association, self-storage is the personal storage of objects by private individuals and business customers in specially constructed, lockable and individual storage compartments. Most self-storage facilities in Germany are secure and dry, feature video surveillance and offer flexible lease periods. However, there are several differences among self-storage providers in terms of their location, facilities, additional services, etc., so it’s often difficult to draw a direct comparison. In this article, we will explain what you need to be aware of when choosing a self-storage provider.
The German self-storage market
Although the German self-storage market has grown continuously in recent years (with annual national growth at around 10%), German self-storage facilities account for only 6.2% of the total European market. A total of 509,000m² of rental space is available to customers in Germany. In comparison to the UK, the continent’s market leader with almost 4,000,000m², it therefore has a lot of catching up to do. In other words, Germany has a mere 0.006m² of storage space per inhabitant (whereas in the UK, the figure is 0.060m²). Above all, it is large urban areas with high population densities where the market can grow due to the general lack of space, though smaller cities also have enormous growth potential. Increasing urbanisation and the decrease in living space are the main driving forces behind the growth of the German self-storage market. In 2016, almost 76% of German citizens lived in cities. The growing urbanisation and rising demand for space is also leading to a rise in property prices per square metre. Nevertheless, storage space in old and new-build property is very limited – if any exists at all – as existing rooms such as attics are often converted into living space. In terms of providers, there are a handful of major players and several smaller, regional self-storage providers. The following companies are among the big hitters on the German self-storage market:
- MyPlace – Founded in Vienna in 1999, MyPlace is the current market leader with 42 sites throughout Germany. MyPlace offers storage compartments between 1-50m². Pay attention to the weekly rates, which amount to a total of 13 billing periods per year. Access times are 6:00 a.m. to 10:00 p.m.
- Shurgard – Currently operating 16 locations in several German cities, Shurgard offers storage compartments between 1-30m². Entry times are also from 6:00 a.m. to 10:00 p.m.
- Lagerbox – The third-largest self-storage provider operates 18 locations and several partner sites across Germany and is currently planning more branches. The compartment sizes range from small 1m³ boxes to 25m² compartments. Access times are 6:00 a.m. to 11:00 p.m.
It is difficult to draw a direct comparison between providers, particularly as the prices are calculated differently: While some providers specify a monthly rate per square metre, companies such as MyPlace work with weekly prices. Some others tend to provide price information only over the phone or at the facility itself. On average, rates per square metre are around €8 per week. This rather opaque pricing structure, along with the range of billing arrangements, services, dimensions, deposits and minimum rental periods make comparisons very difficult.
For example, many providers offer new customer discounts as well as location-based offers – though it is often only possible to reserve storage space online. The compartment is booked officially in person at the facility during office hours. In addition to the facilities’ rather decentralised location, this makes access difficult if you ever need storage space quickly. You can find an overview of other regional providers here.
Our Tip: Make a list of self-storage providers in your area based on the criteria important to you: e.g. availability, access, additional services, compartment size and price.
